
SECURITY RECOMMENDATIONS
Patio Sliding Doors: It is recommended that you take extra steps to secure the door with a sliding door window lock at the base as well as using a bar of some kind.
Metal Doors: You should have a STRIKE PLATE installed to block a screwdriver from being rammed into the deadbolt and prying your door open.
Metal Doors: The doors have hollow cores and a thief can kick in your door with just two or three attempts. You should have a second BRASS deadbolt installed as well as inside lock flip plates to help spread the impact of the blows across a wider area.
Doors: Please lock all doors.
Windows: You should have window locks installed on all sliding windows. If you have Push Open windows you should install security bars to prevent access when the window is pried open.
Windows: Laminate 7mm clear anti shatter security film could be installed on lower floor windows to stop criminals from breaking the glass and gaining access.
Windows: This again may seem obvious but lock all windows.
Lighting: Motion lighting is something that may be useful but you must have strata approval to install anything that may penetrate the building envelope.
Lighting: It is recommended that you leave outside lights on. This is probably your cheapest deterrent. You can install a timer on the inside light switch to have the lights go on every evening. Homes that do not looked lived in and are prime targets for Break and Enters.
Inside Lighting: Please purchase timers for lights and have them go on and off both day and evening.
Alarms: Please have an alarm installed and diligently set it every time you go out.
Alarm Stickers: Please make sure you have up to date new stickers. A number of units have stickers that are so worn you would not think they still have an alarm hooked up.
Neighbours: If you do not know your neighbours take the time to introduce yourself. Neighbours look out for each other and are the best defence against intruders. BLOCKWATCH program has now started up.
YEARLY SCHEDULE OVERVIEW
WATER PIPES (January - February)
During cold weather Strata provides a reiminder to homeowners to make sure they turn off all outside water taps. If you fail to do this and we get freezing temperatures your pipes may burst. The valve for your outside faucets is inside your home. If you have trouble locating it please contact the manager.
LANDSCAPING (January - December)
Countour Landscaping is our gardening company since 2003. They are a BCLA Top rated company and are performing Level 1 and 2 quality landscape services for Tennyson and Stanford. Landscaping is a year round activity. To see specific month activities please review the monthly Strata Minutes. If you wish to provide feedback or have any concerns please contact the manager.
WINDOW, DECK AND GUTTER CLEANING (April - May and Oct)
During the month of April and May we will have service crews performing yearly window and deck cleaning. In October all gutter cleaning will be performed. You will see notices giving the dates these services will begin. Please remember to remove you window screens or the cleaner will not wash these windows for you. As well you should prepare to remove all stuff from your deck during the week or two of deck and gutter cleaning services. Again I will email and post notices around the complex to ensure you are kept informed of the cleaning schedule. We will ensure that these services are provide each year in May for you. POOL OPENING (May)
The pool will be opening in May. Residents are reminded that due to Health Regulations they are required to SHOWER before entering the pool and the use of any kind of DIAPERS on children is not permitted.
POOL RULES (May)
Residents are reminded that when using the Pool they are to follow all Pool Rules. Please make sure to:
Keep noise to a minimum - No loud music, or screaming - Please respect residents who live near pool.
Shower before entering pool.
Wear bathing suit.
Two guest per resident in the pool.
No smoking, alcohol or illegal substances on pool deck.
PATIO BARBEQUES (May)
Residents are reminded to ensure that your Barbeques (BBQ) have been properly serviced and meet all safety guidelines. Nautral Gas BBQ's left out over winter can have hoses that crack, tanks valves that leak, or even faulty ignitors. Unserviced BBQ's may cause a gas explosion and leave you liable for all damages as you failed to properly service the unit. For the safety of all residents PLEASE take a moment to call a authorized repair person. You may want to have them check your Furnace when they come out as this is to be done yearly as well.
PATIO FURNITURE (May)
Residents are reminded to keep storage on their deck surfaces to minimum to avoid any damage to deck surfaces. This includes making sure your Patio Furniture does not scratch or damage the decking surface and cause pre-mature deck rot.
TURN OUTSIDE TAPS ON (May)
Summer is almost here again. Please take a moment to turn on your outside taps so our summer watering program can begin.
PAINTING (May - June)
During the months of May and June the painting of the exterior of the buidlings begins. The painters will begin the process of a complete building wash down and repainting service. The choosen units will be notified shortly by Strata Council. These units that under go this process can expect to NOT have use of their decks during this time. As well there will be ladders and workers plus some possible noise from the cleaners and painters as they work.
Units being painted: A schedule will be posted and emails will be sent out.
STAINING (July)
Owners will have their front stairs and decks stained with a top quality Sico stain. The stain was rated #2 by Consumer Reports and is used on log homes in Whistler. The quality and durability should last so we are not redoing the stairs after just a couple years. Every year a certain amount of unit will be done.
Units being stained: A schedule will be posted and emails will be sent out.
STRATA FISCAL YEAR END (August)
August 31st is Strata Fiscal Year End. Preperation will now start for the AGM (Annual General Meeting).
POOL CLOSED (September)
The pool closes Sept. The pool will reopen in May. If you have any questions please contact the manager.
BUDGET PREPERATION (September)
The budget for next year is to be completed by now. A AGM package will be mailed to owner with all specifics.
AGM (September/October)
The AGM will be in the September or October in the Kensington Clubhouse. If you have any questions please contact the manager.
WINTER (December)
Please make sure all items such as mats are removed from the decks to stop premature deck rot as the rain and snow begin.
Ensure your outside water taps have been turend off.
Snow removal will be done on a call out basis by onsite management. A comprehensive plan is in place and Contour Landscape will provide services. Owners are reminded they must shovel their driveways and paths / stairs to their direct units. Owners are liable directly for failing to remove snow from their units.
